Construction Management

Greystone provides design-build, general contracting,, and construction management services designed to exceed the expectations of our clients.  We understand that each project presents its own goals and some challenges.  To provide the best quality, value, and overall experience throughout the life of a project, we work in partnership with our client, design partners, subcontractors, and many vendors. We promote teamwork on every level to deliver a great construction experience for our clients.

 

Our services include pre-design and pre-construction planning, as well as subcontractor management for the duration of the project. As the owner’s representative, we address critical details during early planning stages to ensure that the finished product meets our customer’s needs. We provide preliminary estimates indicating a range of the cost of construction at pre-determined stages of design, including a breakout of anticipated owner soft costs. Depending on the client and specific project needs, our services can include a Project Manager, Project Engineer, and or a Job site Superintendent.

Investment Process

 

 

STEP 1: Identify Your Investment Goals (Research Properties)

Do you want to subsidize or replace your current income through a high cash flow property?

Are you interested in a passive investment strategy of owning an appreciating asset?

Do you want to become a hands-on, full-time real estate investor and property manager?

Single family homes, apartments-Multi family or Commercial

We also get begin the loan approval process to make sure everything goes smoothly.

 

STEP 2: Acquisition (Purchase)

We will consult with you on a Property or properties to purchase.  We look at your information and guide you through the purchase and close process.

 

STEP 3: RENOVATION PROCESS

Our licensed Contractors will upgrade and repair the property to increase the value of the Investment.  One of our Services is that we will Manage and oversee the Project from Beginning to Completion.

 

STEP 4: LEASE OR SALE PROPERTY (Immediate Profit or Long Term Residual Income)

For our Clients who choose to Sale Property, there will be Return once property Sales.  You can then take the profit from the sale of the house and buy another house to refurbish and renovate.

Our Long Term Investors who choose to hold on to property, can rent out the house for a monthly payment that more than covers your mortgage payments and gives you extra cash flow in addition. (This creates your Residual Income).

STEP 5: . Repeat The Process--REINVEST

You can then repeat this process with another, perhaps larger house, investing your “sweat equity” or human capital, in the renovations until you’ve fixed it up and are ready to either sell, rent or refinance once again.
